We have resolved the technical difficulties from last month so we are having a "do-over" for the topic - Reading a Settlement Statement (HUD)
A settlement statement is a document that outlines who paid what to whom. It shows an itemized list of fees and credits summarizing the finances of an entire real estate transaction. It serves as a record showing how all the money has changed hands line by line.
It details the contract price of the property, funds owed to real estate agents collecting commission from the sale, local governments owed taxes and recording fees, and final charges going to the lender.
At the bottom of the statement, you’ll see the net proceeds in the seller credit column, you will also see what is due from the buyer. Think of this document as a formal receipt for your home sale. It’s critical to ensure you know how to read it and verify the accuracy.
