Nothing but Notes is turning this month's meeting into a friendly competition: is it better to create your own Note or buy someone else's? Same business - two investors, two completely different playbooks. Sharon Conour lends the money that creates a Note from scratch. Marco Bario buys Notes other people have already created. Neither one is backing down – pull up a seat and pick a side.
In the lending corner: Sharon Conour. Sharon builds Notes from the ground up, structuring deals other lenders find too individualized to touch. She'll make the case that creating a Note gives you a level of control the other side of the business can't match.
In the buying corner: Marco Bario. Marco founded Porch Swing Funding specifically to buy seller-financed Notes on the secondary market. He'll argue that buying a Note already at work beats building one from zero.
Each will lay out why they picked their side of the business and why they've stayed there – how they find their opportunities, manage risk, source capital, and earn returns. Then it's your call: creator, buyer, or both.
What you'll take away:
- The real differences between lending to create a Note and buying one already in motion — risk, capital, and control
- How each side manages risk, sources capital, and earns returns
- A framework for deciding whether creating, buying, or both fits your goals and resources
Great for investors weighing whether to lend or buy — and for anyone who wants to watch two experienced note investors make their best case.
